RED Senior Living & Property Transition Specialist — Philippines

RED-SPTS PH is RED International's proposed proprietary internal specialization for qualified Philippine real estate professionals serving clients 50+ and their families. It is designed to cover senior-centered communication, housing choices, family-consent practices, vulnerable-client safeguards, property-transition planning, Philippine real estate compliance, privacy, AML controls, international referrals and professional-scope boundaries.

What RED-SPTS PH is not

  • RED-SPTS PH is a proposed proprietary internal specialization of RED International.
  • It does not replace a PRC real estate broker license or salesperson accreditation under Philippine law.
  • It does not authorize any person to perform activities outside the authority granted by Philippine law.
  • RED-SPTS PH is not the U.S. Seniors Real Estate Specialist® or SRES® designation.
  • RED-SPTS PH does not imply affiliation with the National Association of REALTORS®.
  • Public use of the RED-SPTS PH name and materials remains subject to trademark, legal and regulatory clearance.

Philippine licensing

Every act constituting Philippine real estate practice must be performed by or under the control of a duly licensed real estate broker. Real estate salespersons must hold current PRC accreditation and work under their supervising broker. Before engaging any real estate service, ask for the applicable professional details and verify them with the PRC.
