What is RED International Senior Living & Property Transition Services?
It is a Philippine platform that combines licensed real estate execution with separately scoped transition coordination for clients 50+ and their families. Services may include selling, buying, leasing, downsizing, relocating, inherited-property coordination, senior-living discovery and international referrals.
What does RED-SPTS PH mean?
RED-SPTS PH stands for RED Senior Living & Property Transition Specialist — Philippines. It is RED International's proposed proprietary internal specialization for qualified Philippine real estate professionals serving clients 50+ and their families.
Is RED-SPTS PH the same as SRES®?
No. RED-SPTS PH is not the U.S. Seniors Real Estate Specialist® or SRES® designation and does not imply affiliation with the National Association of REALTORS®. Its public name and use remain subject to trademark and legal clearance.
Why does the service begin at age 50 if senior citizens in the Philippines are age 60+?
Property, retirement and transition planning often begins before age 60. RED International serves the broader 50+ market while recognizing that Philippine senior-citizen laws generally define a senior citizen as a person aged 60 or older.
Are RED International specialists licensed?
Every act constituting Philippine real estate practice must be performed by or under the control of a duly licensed real estate broker. Real estate salespersons must hold current PRC accreditation and work under their supervising broker. Ask the team for the applicable professional details before engagement.
Can RED International work directly with my children or relatives?
Yes, when you authorize it or when they have verified legal authority to act for you. Family involvement is documented, and the client's privacy and lawful instructions remain central.
Can my family make the decision for me?
Concern or family relationship alone does not create legal authority. RED International follows the client's lawful instructions unless a valid power of attorney, court order, guardianship or other recognized authority applies and has been independently verified.
Can a foreign citizen buy property in the Philippines?
Eligibility depends on citizenship, property type and current Philippine law. Foreign ownership of land is restricted, while certain condominium or lease arrangements may be available subject to legal limits and project requirements. Obtain independent Philippine legal advice before reserving, paying or signing.
Do you process an SRRV or other visa?
RED International does not guarantee or independently approve an SRRV or other visa. The Philippine Retirement Authority and Bureau of Immigration administer the SRRV. Any application or marketing assistance must come from the PRA or a properly accredited and authorized professional.
Does RED International provide medical or care advice?
No. RED International provides real estate and property-transition services. Global Care Philippines may offer separately consented care-navigation or senior-living support where available. Medical and care decisions must be addressed by appropriately qualified providers.
Can you help with inherited property?
We can coordinate the property process after ownership, estate and signatory authority are reviewed. Independent Philippine lawyers, notaries and tax professionals must advise on succession, settlement, title, powers of attorney and taxes.
Do you provide appraisal or accessibility certification?
No, unless the work is separately performed by a properly licensed and engaged professional. RED International's property-livability review is non-technical and does not replace an appraisal, architectural or engineering assessment, or legal accessibility certification.
How are fees determined?
Brokerage compensation and service fees are explained and agreed in writing before engagement. Brokerage fees are negotiable and are not presented as a fixed industry standard. Optional transition or coordination services use a separate scope and fee disclosure where applicable.
How do you protect personal information?
RED International follows a consent- and purpose-based approach to personal data. Access is limited according to role, family communications require authority, and sensitive documents are collected through approved secure channels. See the Privacy Notice for details.
Are your services available nationwide?
The platform is designed for national coverage through licensed regional hubs and vetted broker referrals. Actual availability depends on the location, property, supervising-broker capacity and applicable registrations. The Locations page identifies current operating areas.
Do you guarantee a sale, investment return, visa or care outcome?
No. RED International does not guarantee sale timing, property appreciation, investment return, visa approval, project completion, closing date, resale value or health or care outcome.
